Commercial Concrete Preconstruction: What to Coordinate Before the Pour

Coordinate drawings, loads, operations, access, testing, embeds, drainage, safety, placement, curing, and closeout before commercial concrete work begins.

Commercial concrete problems often begin as coordination gaps rather than placement problems. A useful preconstruction review connects the latest design information with the real operating site, the concrete supplier, inspections, testing, and the trades that work before and after the pour.

Confirm the governing information

Identify the current issued drawings, specifications, addenda, equipment information, geotechnical recommendations, municipal details, and approved submittals. Record revision dates and resolve conflicts before layout or fabrication.

Define design responsibility for slab thickness, reinforcement, joints, foundations, equipment pads, pits, retaining elements, drainage, embeds, and temporary works. Field crews should not be expected to design unresolved structural or civil conditions during placement.

Translate operations into construction constraints

Document facility hours, shutdown windows, loading requirements, emergency routes, tenant access, pedestrian traffic, food or clean-area restrictions, vibration limits, dust and noise controls, security, and hot-work or confined-space procedures.

If the site remains active, create a phased traffic and exclusion plan. Include temporary ramps or routes, barriers, signage, spotters, delivery staging, housekeeping, and who has authority to stop work when operations conflict with the construction zone.

Verify demolition and underground conditions

Review available as-builts, utility locates, scanning, test openings, slab thickness, reinforcement, coatings, hazardous-material information, and the planned demolition method. For excavation, address shoring, groundwater, soil handling, base acceptance, and inspection hold points.

State what happens if concealed conditions differ from the documents. A change procedure is more useful than assuming every underground condition will match the drawings.

Coordinate all pre-pour items

Use a checklist for reinforcement, dowels, anchor bolts, sleeves, conduits, drains, sumps, embeds, waterstops, insulation, vapour control, blockouts, equipment templates, and survey control. Each item should have a responsible trade and an inspection status.

Verify door, dock, equipment, trench, and finished-floor elevations together. A correctly placed item can still be wrong if it was set from an outdated datum or an uncoordinated vendor drawing.

Plan the placement as a production operation

Confirm concrete mix and submittal status, estimated volume, placement rate, truck route, pump or conveyor position, backup access, washout, lighting, weather protection, finishing sequence, joint installation, curing materials, and contingency procedures.

The placement size should match the crew, equipment, access, finish, weather, and available working time. Splitting work into controlled placements can be more reliable than pursuing the largest possible pour.

Define quality checks and acceptance

List required pre-pour inspections, testing agency, sampling frequency, slump or air requirements, cylinders, temperature records, floor-flatness testing, surface tolerances, finish mockups, and reporting distribution. Clarify who can accept or reject material and how non-conforming results are handled.

Visual expectations also need agreement. Colour variation, hard-trowel appearance, burn marks, aggregate exposure, joint edges, patching, and protection from following trades should be discussed before the finished surface is evaluated.

Protect curing time and finished work

The schedule should state when forms can be stripped, when foot traffic, lifts, racks, vehicles, or equipment can load the concrete, and whether strength results are needed before reopening. Curing, temperature control, sawcut timing, sealer or coating preparation, and protection from impact or contamination require named responsibilities.

Later trades need routes and protection that do not turn the new slab into material storage or a shortcut. Include repair, deficiency, cleaning, and turnover steps in the closeout plan.
